A completely renovated 87-year-old warehouse in Minneapolis’ North Loop area—near the planned Twins stadium—is home to retailer and wholesaler Penco Graphic Supply. It also offers for-sale, 800- to 15,000-square-foot commercial spaces and two floors of residential lofts. To meet Penco’s needs, the developer obtained approval to retain the building’s pre-existing loading dock in what is now a city-designated pedestrian area. A new 15-foot-tall “SO|HO”sign has increased the project’s visibility in the neighborhood. The project included construction of an underground parking ramp.
Red, black, and orange design elements contrast with industrial surfaces, such as exposed clay tile, sandblasted concrete, and distinctive octagonal columns. Local artists have created custom works for each floor.
