The project development for a new industrial building included revising a Federal Emergency Management Agency designation; part of the site was in a 100-year-old flood plain. The process included raising the site by bringing in fill material. Developers also went through four public hearings to get the location rezoned from business park to general industrial so tenants could have outside storage with a conditional use permit. The building features include a precast panel exterior, 32-foot clear heights, 14 dock doors, and two drive-in doors. The building was fully leased upon completion.
