For all its growth and expansion, and despite the recent downturn, the company hasn’t changed much. Rottlund’s headquarters on Centre Pointe Drive are as no-frills as the company itself. They’re also in leased space. Rotter and his brother had the architects, the contractors, the land, and the building materials to build their own. But that would have tied up capital and reduced the firm’s flexibility. It would have gone against the way the Rotters built their company—and the way Dave Rotter intends to keep building it.

Rottlund's Style

The Rottlund Company isn’t a flashy home builder. “Building a multimillion-dollar house—that’s easy,” says Todd Stutz, the company’s chief operating officer. “Building an affordable house that is accessible to a lion’s share of the market—that’s difficult. You are figuring out every square foot, every inch of product, looking at every opportunity of engineering to create the most value for the customer.”

Here are some of Rottlund’s current developments in its key markets:

>>> Upper Landing and Mississippi Flats, St. Paul. A 238-unit David Bernard community that is a mix of townhomes, condos, and lofts. Built on a brownfield, it offers riverfront living just south of downtown St. Paul. (David Bernard is a Rottlund Company division.)

>>> Village in the Park, St. Louis Park. A neighborhood of 274 units, this projects offers age-qualified condos for the active adult, as well as multi-level townhomes and loft-style condos.

>>> Inspiration, Bayport. This David Bernard neighborhood, developed by locally based Contractor Property Developers Company, has 174 single-family homes nestled in a natural setting of 245 acres near the St. Croix River.

>>> The District, Anoka. Situated in the Rum River Historic District, this 210-unit neighborhood offers a mix of senior condos and urban lofts. This David Bernard project includes views of the river and a riverfront park.

>>> Highland Woods, Dunedin, Florida. Situated near the Gulf of Mexico, Highland Woods comprises 172 single-family homes.

>>> Sienna Ridge, West Des Moines, Iowa. This Rottlund community is a mix of 92 Craftsman-style, single-level townhomes and single-family homes. It is governed by an association.
