When the Graham family sold its farm in Orono, realtor and developer George Stickney knew that the land would be perfect for a luxury boutique development. The site is being built with neighborhood amenities in mind, including four and a half acres of common grounds, a skating pond, wood chip trail, a tennis court, and access to the 30-mile-long Luce Line trail for biking, walking, and horseback riding. However, the large lots on the 40-acre project still allow homeowners a sense of privacy. “There’s a nice sense of separation between everybody, but it’s still a ‘bring the neighborhood together’ concept,” Stickney says.

The development, which will lose only six mature trees in the construction process, will focus on eco-restoration. Invasive plants will be removed, while the existing maple and basswood forest, wetlands, and Crystal Creek will be properly maintained. Additional flowers and hardwoods will be planted as well. “We want the land to look like a mature area,” Stickney says.

Homes at the highest elevations on the hilly property will overlook Lake Minnetonka. As with most homes in this price range, residences will feature a custom design and modern amenities. “We’re working with homeowners to put them in the driver’s seat to pick a builder,” Stickney says. “We want every house to have its own look and feel.”
